Kansas City Neighborhoods - A Breakdown

For just the GOOD Kansas City Neighborhoods go HERE.

Kansas City is probably one of the most tricky cities regarding good and bad neighborhoods. If you don't know any better, you might end up with some serious buyer's remorse.

If you're planning on moving to Kansas City, you'd better understand the different neighborhoods before buying that dream... - or nightmare home.

In order to understand this blog, you might want to pull up this Map of Kansas City for reference. Kansas City is flat with no bodies of water so the streets here run in a perfect "grid" with the numbered streets running East to West, and the named streets running North and South. Isn't that handy :)

Let's start by defining Central Kansas City:

We're not going to discuss downtown Kansas City or any suburbs of Kansas City in this article - we'll do those in another piece. We're just going to focus on the area between 39th and 103rd and between Holmes Road and State Line (look at your map - or picture a square area). This is Central Kansas City.

The first rule of real estate in Central Kansas City is easy - Anything East of Holmes Road is the ghetto. This is true all the way from 5th Street (downtown) clear up to 135th street (Kansas City's most Southern point). Don't move there, enough said.

Now that we've ruled out everything East of Holmes Road, let's start with the area between 39th Street and 47th Street - East of State Line and West of Holmes. This area is pretty much considered the Westport area. Westport has gotten pretty bad lately. There is a shooting in westport almost every week. The shootings happen late at night when the ghetto folks start "cruising" the Westport bar areas - they're not there to buy anything or go into any of the nightclubs - but just to cruise around with their boom-boom music playing and sporting their tricked out cars (who's cost probably kept them from paying that month's mortgage). They are extremely rude (especially to whites) and they will shoot you. So that's nighttime in Westport - as far as the daytime goes, Westport is pretty much full of lower class "hippie" type folks who enjoy the coffee shops and the Pitch magazine. There used to be a lot of gays in Westport but most of them are making their way downtown towards the Power and Light District condos.

South of 47th Street - North of 63rd - West of Holmes - East of State Line. This area contains the Plaza, which has made Kansas City famous for it's lush fountains and top shelf shopping and dining. The plaza is a great little area and contains everything from expensive condos to affordable apartments. Plaza living is very nice - the only drawback is that there is only one grocery store within miles and it is a MAD HOUSE. South of the plaza to Gregory Boulevard is a fairly upscale neighborhood that contains a popular dog walking / picnic area called Loose Park. This area is usually defined as Brookside and it is filled with great little shops, restaurants and neighborhood bars. Brookside is getting older, however, so the upkeep on a house would probably be a huge factor - most of the houses in Brookside are well over 60 years old. The other downside to living in Brookside is that it has ZERO access to any highway.

South of Gregory - North of 85th - West of Holmes - East of State Line. This area, more commonly known as "Waldo" is a lower class area that is deteriorating fast. Abandoned buildings are everywhere, and we're starting to see more PayDay Loan shops and Fried Chicken chains opening up - oh, and pawn shops too. Always a bad sign. For some reason everyone who lives in this part of town has a dog, and all of the men wear sandals. I would stay clear of Waldo.

South of 85th - North of 103rd - West of Holmes - East of State Line. This area includes Santa Fe Hills and the Ward Parkway "mall" - if you can call it a mall. This used to be a great area but it has gone to the dogs. The lower class folk have moved in and it is NOT a good place to live.

South of 103rd - North of 135th - West of Holmes - East of State Line. This area is still fairly nice and includes Red Bridge, Bridlespur and Verona Hills. Those who live there are looking over their shoulder, however, because they know that this will be the next Kansas City neighborhood to fall. Let me just stop and explain something here: The lower class are moving their way south and west - basically to get out of the ghetto that they live in and to get away from their own kind. In reaction to this, the wealthy people are moving South and if they can afford it, WEST into beautiful and expensive Leawood, Kansas to avoid the oncoming ghetto folk. For a good example of this movement, take a look at how far south they have built up on Metcalf - wealthy people are running SOUTH. Back to this neighborhood...The best thing about this neighborhood is 435 highway. It's just blocks away. This neighborhood will be safe for about another 5-10 years before turning lower-middle class.

Thank you! Oh, please post with your advice on downtown KC and the rest of the other parts of KC. I am from Southern California, living in Los Angeles and Orange County... and might have to move to KC for 1 year this summer for my husband's medical school program. We booked our flights and rented a car to visit KC in 3 weeks from now so it's very very likely. It's definitely going to be very different for me so know about neighborhoods and where we could live using your recent thoughts will come in handy during our 3 day visit. :-) We are a young married couple, I'm 22 and he's 30. Anything about where there is an active yet liveable/safe area would server as a great guide.

I can't believe what this writer said about Westport.
To the writer of this distasteful article, whoever you are, you're probably a yuppie with no sense of reality who's a "bump it" hair du woman who doesn't realize how trashy and conventional she is. You obviously think highly of yourself to call several groups of other people "lower class" or "ghetto folk". You may think they're rude to you, but that's probably because you look at them with a rude racist stare and a pearly snarl. Or it may be that you think you're important enough for people to be rude to you or even look your way.

You say you've lived in Kansas City for 35 years, but obviously have isolated yourself into one area that you believe is "superior". I mean do you really have the capacity to call them "their own kind" as if they're another species. They're people, just letting you know, and so what if they don't listen to the same kind of music as you do, or behave exactly like how you do which i'm sure you think would be ideal because you're so damn vain and think you've got enough credibility to tell others where to live.

Frankly, this article is a damn shame and reflects the type of mentality that prevents this country from moving forward.

Kansas City neighborhoods are definitely hard to comprehend. Be careful when moving here as you could get scammed by a desperate real estate agent.

Speaking of Kansas City neighborhoods, we saw a sign the other day in South Kansas City for a new living community called "...something..something ON THE GREENS" - insinuating that the neighborhood was on a golf course. The neighborhood is, in fact, way across the street from a little golf course.

I hope there isn't actually anybody who would take anything in this seriously. Brookside is "fairly upscale?" Yeah, and Arthur Bryant's puts out a little bit of BBQ.

I have a hard time imagining anything resembling credibility on the part of the writer, when "attracts people who go to coffee shops," and "everyone has dogs here" are used to denote an "undesirable" area. Never mind the obvious race-baiting and gay-baiting.

Probably better to visit KC one's self and gather personal perspective than bank anything on eye roll-worthy fiction.

Actually, I lived in Brookside for over 3 years and we were burglarized 3 times! The problem with Brookside is that it is too close to the ghetto (east of Holmes) and instead of robbing their own neighborhood they simply cross the street (Holmes) and come rob the houses in Brookside.

Don't believe that Brookside is too close to the ghetto? I challenge you to go to any store or shop on 63rd street - try the 7-11 for instance, see what you get in there.

I agree, everyone having a dog in your neighborhood IS a bad thing - in Waldo everyone has a dog and when a few dogs start barking at something the WHOLE frickin' neighborhood starts barking - it's insane, noisy as hell and it's just too damn bohemian in general.

But hey, if you like dogs all over the place barking and you make between 10,000 and 25,000 a year, like to play darts and drink clever little micro brews then Waldo is for you buddy.

Kansas City neighborhoods are really hard to just "cookie cut" review, or in this case blog about. There is so much diversity in the neighborhoods around Kansas City, good and bad neighborhoods that it is difficult to sum them up so quickly.

Thanks! This article was very helpful when we were in the process of moving to Kansas City. We didn't know much about the neighborhoods in Kansas City and our real estate agent wasn't telling the whole truth about the neighborhoods we were looking at. Especially about Brookside, you're right, Brookside looks great as long as you're right in the middle of the neighborhood but if you take one step outside of the residential streets you are definitely in a bad neighborhood.

It's true, to see what kind of neighborhood you live in, just visit the nearest convienience store and look at the customers. That's your neighborhood.

this article is trash. i stopped reading after his description of the areas south of 39th and north of 47th between state line and holmes -- this is absolutely NOT "mostly westport." the writer of this article must have been smoking the same crack as the "minorities" he's making fun of.

the writer obviously doesn't know kansas city very well, he's ignored the southmoreland, volker, west plaza, and kemper/art institute student neighborhoods entirely. also, hyde park, a neighborhood divided in half by holmes street, is in some pockets safer between holmes and troost than it is between holmes and state line. to recommend holmes as a dividing line in this area is blatently ignorant.

This article on Kansas City neighborhoods is actually very accurate. I've lived here for over 40 years and have lived in most of these neighborhoods personally. If you are thinking about moving here I absolutely pay attention to what is written in this article about the good neighborhoods and the bad neighborhoods and their respective locations and boundaries as they are VERY accurate.

As for the negative comments, of course you are going to offend a certain group of people when you TELL THE TRUTH about an area of town that they may live in or feel close to. Naturally this article would have to offend some people, but alas, it is quite accurate.

Agreed. I live in Southmoreland and it is lovely and unique neighborhood. I am a female in my 20's. I feel the neighborhood is as safe as any other in a big city. People should always use caution and know your surroundings, no matter where you live. The writer of this article is old balls and made many offensive comments. Please ignore their ignorance as they have shamed this awesome Kansas City.

If you are moving to Kansas City from out of town you should definitely pay attention to this article, it will help. The other comments are just people who live in the bad neighborhoods who are offended.

Although the ghetto is creeping South and West, this shows that the ghetto people don't even want to live amongst their own people. What does that say about them?

Heavily agree with the author on this one, I have also lived here for over 20 years and the description of the layout of the neighborhoods in KC seem to be correct. Especially about Brookside, I had a friend of mine who lived there who had his car broken into 3 times within a 2 year period!

I've lived in a suburb of KC, MO for 14 years. I agree with all of your descriptions. The worst areas in KC would probably be Troost, Holmes, Prospect, and Paseo. Those are the scary, run down areas. A lot of people say the Plaza is becoming bad, but I disagree. As long as you're a tad careful (mainly of the homeless people) and avoid some of the surrounding areas, you'll be fine.

I was born here (TMC- Hospital Hill), and raised in mostly neighborhoods east of Holmes, and I am not offended by this writer's take on the city, but disappointed. If you generalize from your grand, rich ivory tower, anything would seem ghetto. Come back to Earth please.

Hello everyone. I hope all is well. As an African American female, born and raised in midtown KCMO, I have to agree with the author of this blog when he/she states that most of the areas he/she has discussed are somewhat “ghetto”. I personally wouldn’t call the areas ghetto, but very run down and neglected by the city as well as the residents that own homes in the area. Our school district in KCMO mirrors the environment of our KCMO neighborhoods, but that’s another story.

I currently live in the northland because KCMO is in ruins it seems. I’m a healthcare professional, I can afford to live in the Verona neighborhood or the Morningside neighborhood that I love so much, but I’m afraid that my presence there will cause much trouble because many of the Caucasian people in the area may have the same mindset as the author of this blog. Many Caucasians think brown people will cause property values to depreciate overnight if we move into “their” neighborhoods. I went house hunting in that area today, and got quite a few turned of noses thrown my way, but hey, it’s cool.

I wish we could just stop the subtle racism on the blog, and appreciate folks for who they are. Some of the comments on this blog are totally out of line. I pray that we can all stop the stereotyping, and learn to love each other just because we are who we are, that being human. God bless. Also, please excuse any typos, the wrong spelling of a word or incorrect usage of punctuations doesn‘t mean I‘m ghetto : )

Disregarding all the nonsense in the comment sections here, I have an honest question about safe affordable apartment living in the KCMO area. Any opinions on the Grandview area? It's east of Holmes but south of 95th so just curious if it still qualifies as being in the rundown area. I'll just be going to school at MCC-Business and Tech so I really don't give a crap about close access to shops/clubs/whatever. Just trying to find a nice, relatively safe, affordable area to live for a couple years. Thanks for the help, any insight is appreciated.

This is an entirely too accurate account of KC--this author is spot on--the ghetto is chasing hard working people in every direction. Don't bother trying to "just get along." These ghetto rats don't listen to reason, nor should you. We moved here from Denver and the ghetto is a terrible mess here in KC. They are spreading like a disease and there is no stopping these welfare turds. My advice: buy a gun and keep it close. Buy two or three. These ghetto rats are a plague.

So my wife and I will be moving to KC the end of this year and reading all of these posts i'm still a little unclear. I understand that there are some bad areas, but doesnt every big city have bad areas? And i could care less about the color of the persons skin that lives in the bad area. Bad areas have bad people, and bad people commit crimes and so on. With all this rasicm bs aside, i'm concerned about my wifes safety when she is going to college at the university of mo. During the daytime and the evening when she is coming home from class is it really that bad? Thank you for your help.
Unfortunately the author of this post is uneducated when it comes to the status of the economy and doesnt realize most of America is now lower middle class.

"We've" as if you speak for everyone.
"Your kind" I believe Hitler spoke similarly in prose. YOU should be proud of that connection! ;)

And I'm considering UMKC for a grade school in the areas of social policy or sociology. It seems the closed in city of KC is a ripe area to study for social inequalities -both figuratively and literally.

I'm considering UMKC for grad school. My focus will be social policy. This blog has been an eye-opener and weirdly enough, this makes me want to further move to KC area -at least for just a few years. The reason being is exposing the backward and ignorant culture of Missourians to the nation and the world.

Not a big deal, who cares right? One needs only to watch politics to know racism is blatant. However, KC is striving to be a top-notch city revered for its cultural and art scene. It could also benefit for a bit of tourism. The city would be wise to implement cultural awareness and rapid changes if they want outsiders to view their city as a region placing value in intellectual pursuits, progressive actions, and diverse culture.

Otherwise, it's just some dot on the map.

Ah yes, UMKC, haha - you will get a really good taste of racial diversity there. Everyone at UMKC is either Saudi or Aisian. You will have a great time there, but as for you exposing anything to the world, that won't be happening Key West boy. You will be silent and be restricted to blog board comments as you are now. She's going to the "university of mo" - not sure what that is, are you referring to The University of Missouri? If so, that's in Columbia, Missouri. If you are attempting to refer to The University of Kansas City Missouri, yes, that is located in central Kansas City and she will be surrounded by harmless, insect-like Asians who keep to themselves and get straight A's. There will also be a handful of artsy, theater type people who like to go to coffee shops around the school. Would not recommend walking around near Troost or Rockhill at night in that area. Hope this helps and welcome to Kansas City!

I think what really makes people upset about this article and it's comments is that the truth hurts. People do not want to hear the truth about themselves and it hurts them when someone points it out. This article, in my opinion, is very accurate, and anyone who takes offense to it just knows their role in society and they are afraid to face the truth about themselves.

This is actually a great depiction of Westport. Right on the money. If you are moving to Kansas City, don't listen to some of these people as they LIVE in these neighborhoods and are just being defensive about them. Westport is just as this article describes, as are the rest of the neighborhoods in this article, it was beautifully written and should help a lot of people getting ready to move to Kansas City.

Good article on Kansas City neighborhoods, the ghetto in Kansas City, and good areas to move to in Kansas City. As a 40 year resident, most of this article is very true. Although a bit acidic, it is indeed true for the most part about the neighborhoods in Kansas City, especially the part about staying WEST of Holmes road no matter what.

Although this is a fair assessment of Kansas City neighborhoods, you must take everything in this piece with a grain of salt. I have lived in Kansas City for 25 years and I would have to say that the part of the article about Kansas City neighborhoods that I agree with most would have to be Brookside. The houses that are located between 63rd and Wornall and Gregory at Holmes. These houses are burglarized repeatedly, as the ghetto in Kansas City is only a few blocks away. Sure, the residents of Brookside try to be very proud of their neighborhood, as they paid WAY too much for their houses...but the reality is, if they want to go to the neighborhood (or closest) liquor store or convenience store (7-11 on 63rd) then you will quickly realize that you are truly in the hood. As for rating neighborhoods, I follow the general rule of thumb that if you have to prepay for gas at the gas station, you are probably not in a good neighborhood. They don't ask you to prepay in Leawood, I'll tell you that.

EXCELLENT bit about the gas stations. That pretty much wraps this article up, the proof is in the pudding. If you have to prepay at a gas station anywhere hear your house (or where you're looking to buy a house) you are not in a good neighborhood. That really proves that this article is a very good barometer for the neighborhoods in Kansas City, pretty much every neighborhood they said was in the ghetto, you would have to prepay for gas. Enough said, Fred.

This article is not racist, it simply states the TRUTH about something. You minorities need to learn the difference between what you call racism (pretty much everything) and what is simply stating what is a true fact. Do black people like fried chicken and watermelon, yes. Do mexican males drink Budweiser and try to pick up white women, yes. Do mexicans have way too many children, squeeze together into one little apartment and collect welfare? Yes. Stating these facts is not being racist, it is just telling the truth about something. There is a difference. This news story about Kansas City neighborhoods couldn't be more accurate, and you would know that most of it is very true if you have lived here for any long period of time.

Kansas City neighborhoods and ghetto areas are really fairly cut and dry compared to some neighborhoods like in Florida where we live. Here in Tampa, you can be on a $5 Million dollar resort and then turn and head about 3 blocks east and you're in the poorest, nastiest neighborhood you've ever seen. At least in Kansas City it sounds like the neighborhoods and the ghettos are easy to define.

I'm not sure that the account of Westport in this Kansas City neighborhood article is exactly dead on accurate. KCMB News makes a lot of good points, and they are on track for most of the facts about Kansas City neighborhoods in this summary, but there is a lot more to know about KC neighborhoods and the ghetto in the area. The biggest misconception that people from out of town have is that Kansas City is in KANSAS when it is in fact in Missouri. Kansas City, Kansas is indeed a city, but it is not what we consider to be the real Kansas City, which is located in Missouri. Kansas City, Kansas is just a giant ghetto.

Where was the ghetto of KCK in 1993 my friend doesnt believe me that I lived there because he says that there is NOT a ghetto in KCK and never has been a ghetto in KCK because he believes Kansas would NEVER let any city get that bad and I say he is full of shit and he called my dead mother a liar because she was the one who told me we lived in the ghetto of KCK till I was 3 and I was born in 1993. Sorry to hear about your mother, but in 1993, and well, ALWAYS, Kansas City, Kansas has been the ghetto. The entire city is a giant ghetto, street bums walking around, shootings pretty much every weekend, and a very lower class society in general. The people there are extremely poor and crime is high. That, by definition, is indeed a ghetto. Government housing and section 8 housing of run down little 1 and 2 bedroom hovels make up the majority of the neighborhoods in Kansas City, Kansas. People who live in Kansas City, Missouri do not acknowledge the existence of Kansas City, Kansas, and absolutely do not consider it to be a part of Kansas City.

I might agree with some of the article but when she says the ghetto is moving into our neighborhoods that is when she is getting racist. There are some racists in KCMO that are living in the 60s but for the most part people are pretty decent.
